The Three C's:  CURB APPEAL, CLUTTER, CLEANLINESS

Curb appeal!  Have them saying "I love it" before they even get out of the car.  An inviting exterior called "STREET APPEAL" insures a view of the interior.  Keep the lawn trimmed and edged (flower beds cultivated, bushes/trees pruned) and snow removed from walks and driveway; keep the yard free and clear of refuse.  Check gutters/downpouts for leaks and roof for any necessary repairs.

Clutter!  Clutter distracts prospective buyers "get rid of it".  Clutter makes it difficult for buyers to see and appreicate your house.  it makes it almost impossible for them to visualize their things in the house.  Straigten up garage.  Make sure the car has a parking space.

Cleaniness!  Dirt, grime and odors are your enemies.  Clean houses sell better for these reasons; it smells good, buyers can focus on the features and represents work is well done less to worry about.  Don't forget lighting.  Lighting plays an important role in selling your house.

GENERAL MAINTENANCE

Windows will assist your sale.  Make sure all windows, window coverings, carpet and flooring are clean.  Paint badly soiled walls or touch up-clean marks on walls.

A day with the carpenter.  Loose door knobs, stickying drawers/doors, dripping faucets, etc. are noticed and remembered by potential buyers.  Clean and change filters on the furnace/air conditioning unit(s) and have them certified.

Keep kitchen neat and clean.  Keep counter space clear.  Clear refrigerator front of excess messages, picture, etc.

Bedrooms are outstanding features.  Arrange neatly.  Store expensive jewelry and valuables in secured place.

Bathrooms should sparkle.  Keep counters, tub/showers clean.  If possible put away brushes and bottles.

From top to bottom-store unneeded itmes and rearrange and remove some furniture to "enlarge" room sizes.  Keep hallways and stairs free of clutter.  Now's a good time to remove unnecessary items which have accumulated in the attic, basement and garage.  Display the full value of your storage and utility spaces.

LIGHTS.  Replace all burned out bulbs and repair any faullty switches.  The interior of the house should be bright and inviting.  Warm white bulbs and tubes are much more flattering to skin tones and give a warmer, friendlier glow to the interior of a home.

  14. Provide you with a progress report at least every week to cummunicate current market conditions and buyer activity as it applies to your property.
  15. Review with you all purchase offers as they are presented and assit you in all negotiations.  Upon agreement and acceptance of an offer, I will monitor the progress of the purchase contract and keep you informed throughout the transaction.

A HOME INSPECTION The following items reflect areas of your home that are typically looked at by a Buyers certified home inspector (ASHI® .. American Society of Home Inspectors) In some instances, if not given proper attention to prior to the inspection, they may become issues that can terminate a contract or needed to be resolved as a result of the Inspection part of the contract.
 
Take a moment to review this check-list and make necessary corrections as needed:

• Add downspout extensions of 4” flexible tubing 5‘ from the house to control basement seepage.

• Maintain a positive grade of dirt approximately 3’ away from the foundation to direct water away from the house.

• Check flashing around chimney, vent pipes and eves for leaks and caulk with roofing cement.

• Clean all gutters and check alignment. Replace rusted out sections.

• Power wash exterior siding and decks.

Clean masonry stoops and walks and paint handrails with rustoleum.

• Caulk windows and door thresholds with a silicone/latex caulk.

• Freshly paint the front door, windows, trim and shutter for curb appeal.

• Put down fresh bark/rock and add flowers to brighten up the front yard.

• Repair floor squeaks by screwing the sub-floor to the joist.

• Have the furnace and air conditioning unit(s) serviced by a licensed contractor; check for gas leaks, heat exchanger problems … Get a written report.

• Repair leaky faucets, loose toilets, plumbing leaks and re-caulk the tub/shower with a silicone tub and tile caulk.

• Clean ashes from the fireplace and check the firebrick for cracks and the condition of the flue and damper. Have a chimney sweep clean the area if there is more than 1/3” of creosote.

• Patch cosmetic sheet rock cracks with spackling compound. Touch-up paint.

• Check windows for proper operation.

• In crawl spaces add 6 mil polyethylene over exposed dirt as a vapor barrier and radon gas deterrent.

• Check all exhaust fans, whole house fans, ceiling fans and attic fans for operation
